A rural retreat
The case:
A couple from London wanted to purchase a rural retreat in Gloucestershire.
The financial detail:
The property was valued at £1.1m and would be a second home. Both applicants were in employment, working as lawyers.
The property detail:
The rural property also included stables giving rise a potential mixed-use scenario.
Our solution:
At 40% LTV the couple's monthly employment income met affordability criteria. Some lenders would dismiss a mixed-use site including stables as too complex, but we reviewed the whole site, and found the stables accounted for a minority percentage. Moving beyond a tick box approach meant great business for us and a mortgage on a dream countryside home for the clients.
